Yes all properties require a deposit of 5 weeks rent. This is a refundable deposit at the end of the tenancy providing the property is handed back in a clean and presentable condition with no damages.

All tenants’ deposits are protected with The Deposit Protection Service and once they have been secured you will receive confirmation either by email or post.

A holding deposit is equivalent to one weeks rent and this will remove the property from the market whilst references are being undertaken. Once referencing is accepted the holding deposit will be deducted from your move in funds total

In most cases rent is always paid one month in advance unless otherwise agreed prior to tenancy start date.

This is very much dependant on how quickly you respond to the requests for supporting information and documents. On average only between 3-4 days but can take longer if employers or landlords delay in responding to reference requests.

Guarantors are required if credit checks fail or if you are in receipt of benefit.

As soon as acceptable references are returned, we can arrange your move in date as soon as required or as soon as the property is available.

Six months with an option to renew for further/longer terms thereafter.

A landlord cannot unreasonably withhold consent to allow pets. Permission must always be sought in writing prior to any pet entering the property. When and if consent is obtained proof of pet insurance may be required to cover any potential damage caused by the pet

Most landlords do allow a tenant to decorate the property. Permission must always be requested in writing as any changes to the property from inventory may be charged at your end of tenancy if permission was not granted.
